Features Easy access to city centre Artisan Heights is home to 603 students. Opt for an en-suite room and you’ll be sharing a flat with up to nine other students, giving you access to modern kitchen facilities which are perfect for cooking together and sharing meals. In your room, you’ll have a bathroom to yourself. Studios are great if you’d like privacy, as they have bathroom and kitchen facilities just for you. Away from your room, you’ll find a common room with seating and plenty of space to socialise with your friends. Artisan Heights is next to Oxford Road train station, just around the corner from our Parkway Gate property, offering easy access to Manchester’s diverse range of restaurants, bars and nightlife. It's just a 15-minute walk from both the University of Manchester and Manchester Metropolitan University.

Cancellation
If you need to change or cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period. You can find out more information in We understand that applying for a University place or a visa application can be a stressful process. That's why if you don't get the results you need or your visa application is declined, we'll cancel your booking free of charge giving you peace of mind. This cancellation request is available to customers who have not yet checked in. If you have already checked in please speak to your property manager. If you have already checked into your room and you wish to cancel or amend your booking please contact your property reception team who will be happy to advise you on the next steps. Deposit
Advance rent has replaced deposits for most of our bookings. Some students who book through their university may still be required to pay a deposit. Customers who have previously paid a deposit will have their deposit returned when rebooking. Advance rent is our new upfront payment type. It is a payment of a set amount (usually £250) towards your first rent instalment and is required at the point of booking. Advance rent will be exempt from anyone booking in Scotland, paying in full, rebooking or booking after the due date of the first instalment.

Guarantor
A guarantor is required for all customers who book directly with us. If your guarantor does not accept the agreement, your booking will expire and you could lose your room.
