About Florence

Why students choose Florence

Florence takes in a remarkable number of students for its size, and they come from two directions. The Università degli Studi di Firenze is a large Italian university with faculties spread across the city and a newer campus at Novoli. On top of that sit dozens of foreign study-abroad programmes, mostly American, concentrated in the historic centre. Both groups are competing for rooms inside a World Heritage centre that cannot be built in, which is why a short let here costs what it does.

Santa Croce and San Niccolò sit east and south east of the Duomo, central, lively in the evenings and full of short lets. San Marco and San Lorenzo are north of the cathedral around the university's older faculties and the markets, which makes them the most practical central choice. Santo Spirito and the Oltrarno are over the river, traditionally the artisan side, and still a little cheaper with better food. Campo di Marte lies east by the stadium, residential and well connected, with noticeably lower rents. Novoli and Rifredi are north west around the newer campus and the hospital, the best value here and on the tram. Fiesole is a hill town above the city, beautiful, quiet and a bus ride down.

Read the guide
  • Historic Florence or a room beside your faculty?

A shared room inside the old centre offers Florence at the door but competes with holiday accommodation and may be small. Novoli works better for several university departments and the tram, while Campo di Marte and Rifredi create different campus routes.

Match the address to the faculty building before paying for atmosphere. In older palazzi, inspect natural light, heating, cooling, stairs and whether the bedroom is legally intended for occupancy.

  • Read a Florence contract for tourist-market conditions

The 3 Florence student stays listed by MoJO currently show from €842/month. Add condominio charges, utilities, deposit and any agency payment. Establish whether the owner expects the room back for summer or uses a full academic-year agreement.

Request the registered contract type, inventory, payment receipts and notice period. Confirm who holds the deposit and whether residence registration is possible, especially where a listing has previously operated as a short let.

  • Top Florence universities and campus links

Florence's student population is anchored by Università degli Studi di Firenze and European University Institute. When choosing student accommodation in Florence, most students prioritise the walking-distance or single-transfer commute to their own department, since it saves 60 to 90 minutes a day on lectures, labs, and evening study.

On each Florence property page you will see the exact minute count to nearby universities and whether the campus is served by direct public transport. If you already know your university, filter by it before comparing rooms, it saves a lot of back and forth.

  • Best areas for students in Florence

The best areas for student accommodation in Florence include Santa Croce and San Niccolò, San Marco and San Lorenzo, Santo Spirito and Oltrarno, Campo di Marte, and Novoli and Rifredi. Each has a distinct mix of student housing, cafes, supermarkets, and public transport connections, so the "best" area really depends on which university you attend and what kind of neighbourhood you want to live in.

If you are new to Florence, aim for neighbourhoods with a high student population and good late-night public transport. Areas near your university's main campus are safest for evening walks home and mean you can lie in for 9 AM lectures.

  • Cost of living for students in Florence

The cost of student accommodation in Florence typically starts from €842/month, and rent is usually the single biggest line item in a student's budget. Beyond rent, students in Florence typically budget for groceries, public transport, mobile data, and social spending.

If Florence rents feel steep, it can be worth comparing with cities like Paris and Dublin: the same weekly budget often stretches further, and some Italy universities have satellite campuses across multiple cities.

Getting around

Three tram lines now cross Florence and they have changed how students live here: line 1 runs out to Novoli and Scandicci, line 2 to the airport, and they make the outer districts realistic in a way the buses alone did not. ATAF runs the buses on the same ticket, with a student rate. The historic centre is almost entirely pedestrianised and inside a traffic restriction zone, so a car is actively unhelpful; walking covers the middle in twenty minutes and bicycles are common on the flat. Santa Maria Novella station reaches Bologna in about forty minutes, Rome in an hour and a half and Milan in under two.
