A lot of what students call Lyon is not administratively Lyon at all. La Doua, where Lyon 1 teaches its sciences and INSA sits, is in Villeurbanne, a separate commune on the far side of the Rhône. Lyon 2 is on the Berges du Rhône in the 7e, Lyon 3 at the Manufacture des Tabacs in the 8e, and the ENS down at Gerland. So the first job here is to find out which commune your campus is in, because searching only for Lyon quietly excludes the area next door to it.
Villeurbanne is the obvious choice for anyone at La Doua or INSA, and it has its own centre around Gratte-Ciel rather than being a dormitory. The 7e, taking in Guillotière, Jean Macé and Gerland, is the densest student area in the city proper and the one with the most supply. The Presqu'île between the two rivers is the centre: handsome, central, expensive and short on space. Croix-Rousse on the hill north of it is quieter and cheaper, with the caveat that it is a hill. The 3e around Part-Dieu is well connected and more residential. Vieux Lyon in the 5e is the oldest and most touristed quarter, better to visit than to commute from.
Room types, what bills included really covers, when to book, and what to check if you are arriving from abroad.
A résidence étudiante gives you a furnished room or studio with managed facilities; a private room in a shared flat offers more independence; and a self-contained studio avoids shared kitchens. For La Doua and INSA, include Villeurbanne in the search rather than filtering only for Lyon.
Match the address to the campus and TCL line. The 7e works for several city campuses, while Gerland, Part-Dieu and Croix-Rousse each create a different daily route. Check furniture, utilities, internet and summer contract dates before comparing prices.
MoJO currently lists 1 Lyon student stays, with published prices from €762/month. Compare the total contract amount, deposit, fees, utilities and transport rather than the headline monthly rent alone. Confirm whether the advertised address is in Lyon or a neighbouring commune.
Request the inventory, move-in procedure, cancellation terms and any guarantor requirement in writing. If you need accommodation documents for study or immigration administration, confirm what the residence can issue before paying.
Lyon's student population is anchored by Université Claude Bernard Lyon 1, Université Lumière Lyon 2, Université Jean Moulin Lyon 3, INSA Lyon, and ENS de Lyon. When choosing student accommodation in Lyon, most students prioritise the walking-distance or single-transfer commute to their own department, since it saves 60 to 90 minutes a day on lectures, labs, and evening study.
On each Lyon property page you will see the exact minute count to nearby universities and whether the campus is served by direct public transport. If you already know your university, filter by it before comparing rooms, it saves a lot of back and forth.
The best areas for student accommodation in Lyon include Villeurbanne and La Doua, Guillotière and Jean Macé (7e), Gerland (7e), Presqu'île (1er and 2e), and Croix-Rousse (4e). Each has a distinct mix of student housing, cafes, supermarkets, and public transport connections, so the "best" area really depends on which university you attend and what kind of neighbourhood you want to live in.
If you are new to Lyon, aim for neighbourhoods with a high student population and good late-night public transport. Areas near your university's main campus are safest for evening walks home and mean you can lie in for 9 AM lectures.
The cost of student accommodation in Lyon typically starts from €762/month, and rent is usually the single biggest line item in a student's budget. Beyond rent, students in Lyon typically budget for groceries, public transport, mobile data, and social spending.
If Lyon rents feel steep, it can be worth comparing with cities like Paris and Dublin: the same weekly budget often stretches further, and some France universities have satellite campuses across multiple cities.

The TCL network runs four metro lines, trams and buses on one ticket, and students under twenty six get a reduced annual pass. Metro B and tram T1 are the services that reach La Doua, and tram T1 is usually the more useful of the two. Two things about Lyon are genuinely unusual: metro line C is a rack railway that climbs Croix-Rousse, and two funiculars run up to Fourvière, so a journey that looks short on a flat map may involve a serious gradient. The ground between the rivers is level and the riverbank paths make cycling pleasant, and Vélo'v stands are everywhere. Part-Dieu station reaches Paris in around two hours.
