Home to 115 University of Bristol students, we share our social spaces with Favell House and Waverley House. We’re 2 minutes from lively Kings Street and foodie-haven St. Nicholas market. Features Waterfront location All 115 rooms at The Rackhay are non en-suite rooms, meaning you’ll share your bathroom, kitchen and lounge area with flatmates. Away from your room you’ll find a large common room with pool and table tennis, as well as a Communal Study Space. Being part of the Riverside residence means you’ll have access to the social spaces and events at neighboring Favell House and Waverley House too. The Rackhay is located in the centre of Bristol, just off the waterfront. Home exclusively to University of Bristol students, it’s just 10 minutes on foot from the University campus. Directly opposite the Rackhay is a convenience store and the bustling bars of Kings Street are right around the corner. Feeling peckish? The St Nicholas indoor market offers a fun dining experience, with everything from gyoza and falafel to wraps and speciality cakes to choose from, all made by independent traders.

Cancellation
If you need to change or cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period. You can find out more information in We understand that applying for a University place or a visa application can be a stressful process. That's why if you don't get the results you need or your visa application is declined, we'll cancel your booking free of charge giving you peace of mind. This cancellation request is available to customers who have not yet checked in. If you have already checked in please speak to your property manager. If you have already checked into your room and you wish to cancel or amend your booking please contact your property reception team who will be happy to advise you on the next steps. Deposit
Advance rent has replaced deposits for most of our bookings. Some students who book through their university may still be required to pay a deposit. Customers who have previously paid a deposit will have their deposit returned when rebooking. Advance rent is our new upfront payment type. It is a payment of a set amount (usually £250) towards your first rent instalment and is required at the point of booking. Advance rent will be exempt from anyone booking in Scotland, paying in full, rebooking or booking after the due date of the first instalment.

Guarantor
A guarantor is required for all customers who book directly with us. If your guarantor does not accept the agreement, your booking will expire and you could lose your room.
